What this is

NewBuilt AI is sales and practice coaching for real-estate agents who work in residential new construction. That includes the course, the practice scenarios, the mentor chat, the calculators, and the written analysis the tools produce.

We don't teach law or real estate. We teach ethical sales practices and situational practice tailored to the unique systems and processes that make up residential new construction sales.

That is the whole scope, and we hold ourselves to it.

What this is not

Nothing here is professional advice, and using it does not create a professional relationship of any kind. Specifically, NewBuilt AI does not provide:

Legal advice. We are not attorneys and we do not practice law. We do not interpret your contract, tell you what a clause entitles you to, or tell you what a statute, regulation, or case means for your situation. Nothing here creates an attorney–client relationship.
Building-code, engineering, or inspection advice. We are not inspectors, engineers, or code officials. We never tell you what a measurement should be, what a code section requires, or whether something on a job site is built correctly. Those questions go to a licensed inspector or the building department.
Financial, lending, tax, appraisal, or investment advice. Rate, qualification, valuation, and tax questions belong to a licensed lender, appraiser, or CPA.
Brokerage or agency services. We do not represent you, your buyer, or any builder, and we are not a party to your transaction. Using NewBuilt AI does not create an agency, brokerage, fiduciary, or employment relationship with us.

When a question crosses one of those lines, the product is built to say so and point you to the person who owns the answer. That deferral is the honest answer, not a limitation we are apologizing for.

AI-generated guidance can be wrong

Coaching, scenario responses, scores, and analysis are generated by AI models. They can be incomplete, out of date, or simply wrong, and they can be wrong while sounding confident.
Verify anything that matters with the responsible party before you or your buyer act on it — the builder for their policies and their contract, the lender for financing, the inspector for the house, your broker or attorney for anything legal.
Output depends entirely on what you put in. Incomplete or inaccurate details produce unreliable analysis.
Practice scores are AI-generated feedback on a role-play. They are not a certification, a credential, a licence, or an assessment of your competence, and they must not be presented to anyone as one.
Where the course or the app records that you completed something yourself, that is your own self-report. We do not verify it, and it is not evidence of anything.

Builder policies and local rules vary — and change

Registration rules, co-broke terms, incentives, contract forms, warranty terms, and community documents differ by builder, by community, and by market, and builders change them whenever they choose.
Building codes, disclosure requirements, licensing rules, and real-estate practice rules differ by state and locality and change over time.
Where we cite a builder's published policy we link the source and the date we last reviewed it. Check the source before you rely on it — a policy that was accurate when we reviewed it may not be accurate today.

You are responsible for your own compliance

You are responsible for complying with your state licensing law, your brokerage's policies, your MLS and association rules, your agreements with clients and builders, and fair-housing and advertising law.
Your broker's guidance outranks anything you read here. If this product and your broker disagree, follow your broker.
You are responsible for what you say to your clients, whether or not you got the idea here. Nothing in the course is a script you are excused from thinking about.

The service

Output is generated on-demand using AI models. We don't guarantee accuracy, completeness, or suitability for any purpose.
You should independently verify any numbers, calculations, or recommendations before acting on them.
Course content is coaching material. It may be revised, corrected, or replaced at any time.
We may modify, suspend, or discontinue features at any time.

Accounts

You need an account to use the platform. One account per person.
You sign in with a one-time email code. Keep your email secure — it's your only login method.
Don't share, resell, or automate the use of your account.

Free sample: One free sample analysis — no account needed.
Free profile: A free account (email code, no card) adds your sales profile assessment, 5-section report, and one analysis personalized to your profile.
AI Pro free trial: A 14-day free trial unlocks the full suite — adaptive mentor chat, Buyer Read, trait tracking, unlimited analyses, and growth plans. A payment method is required to start the trial.
AI Pro ($59/mo): When the 14-day trial ends, the subscription automatically continues at $59/month unless you cancel before it renews.
You can cancel anytime from your account settings. Cancellation takes effect at the end of the current billing period.
No refunds for partial months. You keep access until the period ends.

Acceptable use

Don't use the service to harm others or break laws.
Don't attempt to reverse-engineer, scrape, or overload the service.
Don't submit content that is illegal, abusive, or violates others' rights.
We may suspend accounts that violate these terms without notice.

Your content

You own the scenarios, questions, and deal details you submit.
You grant us a limited license to process your content in order to provide the service.
We do not use your content to train AI models or share it with third parties.

Liability

The service is provided “as is” without warranties of any kind.
We are not liable for decisions you make based on NewBuilt AI output or course material.
Our total liability is limited to the amount you've paid us in the last 12 months.

These terms were written by us, not by a lawyer, and we're not claiming they're legally sufficient — only that they describe the product honestly. If you need to know what your own obligations are, ask your broker or your attorney.

Changes

We may update these terms. Continued use after changes constitutes acceptance.
